BIM-to-FM: define the data before the handover

Facility management can only use BIM data that was specified, captured and checked for its purpose.

Handover is often the moment when owners discover that the model contains a lot of geometry and little of the asset information operation needs: manufacturer, type, serial number, maintenance intervals, locations and system relationships.

Start with operation

The most reliable route is to derive information requirements from the operator’s processes — maintenance, inspections, space management — and to write them into the information requirements (AIA / EIR) at the start of the project.

Check before you transfer

Validation rules for completeness and structure allow data to be checked at each project stage, so that the transfer into CAFM becomes a routine step rather than a separate project.
